A charming detached period property with origins understood to date back to the mid-18th century when it was originally a Forge with orchard and Wheelwrights shop. With a later Victorian addition, presenting tile hung elevations to the first floor, the property now provides a lovely family home of distinction, offering spacious accommodation which benefits from the most wonderful southerly views over adjacent fields and meadows towards the South Downs in the distance.
The property is ideally situated for a broad range of services and amenities being nestled between the neighbouring towns of Heathfield and Uckfield. They each provide schooling for all age groups including community colleges as well as a good range of shopping facilities, churches and recreational facilities including the East Sussex National and the picturesque Ashdown Forest. The A22, A26 and A267 provide easy access by road in all directions, whilst a number of coastal resorts such as Brighton, Eastbourne and Seaford are all accessible in around 45 minutes.
The property benefits from UPVC double glazing with two sides replaced in 'Chartwell Green'. The accommodation comprises a covered porch leading through to a welcoming family room with 'Karndean' flooring and stairs rising to the first floor. The triple aspect sitting room has a woodburner to one corner of the room and enjoys lovely views over the garden together with double doors opening on to a brick terrace, ideal for 'alfresco' dining. The beautifully fitted kitchen/breakfast room has attractive solid wooden work surfaces with inset 'butler' sink, storage cupboards under incorporating a corner carousel, integrated appliances including a dishwasher and 'fridge. In addition, there is a 'Falcon' range cooker with matching extractor hood over. A separate utility room houses further appliances and has a larder cupboard and adjacent shelved cupboard. It also has access to the front and double garage which houses the biomass boiler supplying hot water and central heating.
The first floor has four double bedrooms being served by a re-fitted bath & shower room suite with limestone flooring.
Set in gardens and grounds of around 2/3rd's of an acre, the property has a driveway offering parking for a number of cars, whilst the gardens are principally laid to lawn, wrapping themselves around the house to three sides with a number of fruit trees (apple & plum), along with a brick outbuilding and timber store. The front boundary has an established beech hedgerow. This also runs along the garden boundary to the rear with an opening through to a meadow area. The rear aspect faces south so The Forge enjoys a delightful, sunny aspect with the most wonderful views over the surrounding countryside.

"What the owner has to say"
"We moved to The Forge in 2009, with our three young children. We have loved living here, our children went to Blackboys pre-school and Primary School, both of which are fantastic.
The house stands on it’s own and offers a lot of privacy without being isolated. It is a five minute walk to the school, down a path through the field.
Behind the house are Kiln wood and Turnmill wood, which are managed by the Woodland Trust, perfect for dog owners, our children have loved being able to go to the woods with their friends.
The house lends itself well to entertaining, we have had some brilliant parties with bonfires in the field.
Downstairs all rooms come off the hallway, and all get used, there aren’t any dead unused spaces, leading to a good sense of flow.
The Forge offers scope for development, there is a brick built shed in the garden which is ripe for conversion, or it would be possible to extend the house, subject to necessary consents, affording a further bedroom and bathroom upstairs and a snug or garden room downstairs.
We have looked after and loved The Forge, and we would love to pass it on to someone who will love it as much as we have"
